Cypress vs Katy: Which Houston Suburb Fits You in 2026?

If you're shopping for a home in Houston's western suburbs, you've almost certainly compared Cypress and Katy. They're two of the fastest-growing communities in Texas, both with excellent schools, family-friendly neighborhoods, and strong markets. So how do you choose?

The schools

Katy ISD carries a well-earned reputation for academic excellence, and Katy ISD addresses, especially around Cinco Ranch, command a premium. Cypress is zoned to Cypress-Fairbanks ISD, the third-largest district in Texas, serving over 115,000 students with heavy investment in career and technical education, fine arts, and athletics. Both are strong, but for many families the difference comes down to which campus fits their kids.

The commute

Katy sits right on I-10, giving residents direct access to the Energy Corridor. Cypress is built around US-290 and the Grand Parkway, with a 25 to 35 minute drive downtown. Pick the corridor that matches your office.

Home prices and value

Katy's median home price typically runs a bit higher, roughly $380K and up depending on the zone, with master-planned communities like Cinco Ranch, Elyson, and Cane Island. Cypress usually delivers more square footage for the dollar, with medians closer to the $350K to $375K range, and communities like Bridgeland, Towne Lake, and Cypress Lakes West. On a $400K to $500K purchase, that gap can mean $20K to $50K staying in your pocket.

The lifestyle

Both offer lakes, trails, pools, and shopping. Katy has Katy Mills and its historic downtown. Cypress offers that newer master-planned feel with resort amenities and strong value per square foot.

The honest answer

If you want the school-district brand and I-10 access, Katy is tough to beat. If you want more home for your money, excellent schools, and the 290 corridor, Cypress wins. As your Cypress-based agent, I know both markets cold, and I'll tell you straight which one fits your family, even if it's not my backyard.
