Buying Guide

Buying a home without the guesswork

Buying is a sequence of decisions, not one big gamble. Here is the order of operations I run with every buyer, from pre-approval to the keys, so you always know what comes next and why.

The path

Six steps from renter to owner

Every buyer gets this same map. It does not change based on your zip code or price range, only the details do.

01

Get pre-approved

Before we look at a single house, talk to a lender you trust and get a pre-approval letter. It sets your real budget and makes every offer you write stronger.

02

Define the search

We narrow it to communities and home types that fit your life: schools, commute, yard, price range. In Cypress, Katy, Hockley, and Northwest Houston, that is a short list done well.

03

Shop the market

We see homes together, compare them honestly, and I flag the things about a property that a first look hides: foundation, roof, age of systems, resale reality.

04

Make a smart offer

I price the comps, shape your offer for the specific seller, and negotiate terms that protect you, not just win a bidding war.

05

Inspect and approve

The inspection, appraisal, and option periods are where a good agent earns their keep. I read every report with you and negotiate fixes like it is my money.

06

Close with confidence

I stay in every lender, title, and attorney conversation to the day you get the keys. You will know exactly what you sign and what it costs.

Budget for it

Costs beyond the down payment

The purchase price is not the only number. Plan for these, and the rest of the process stops feeling like a surprise:

  • Earnest money. Typically 1-2% of the price, credited toward your closing.
  • Option fee and option period. The time you buy to inspect the home and walk away.
  • Home inspection. A few hundred dollars that can save you thousands.
  • Appraisal and lender fees. Part of your loan costs, itemized on the loan estimate.
  • Closing costs and prepaids. Typically 2-5% of the price depending on your loan and taxes.

New construction

Building new, from the builder's table

Buying new construction in Cypress and Katy is different from resale. The builder's agent works for the builder; I work for you.

  • Bring me before you register. Builder registration rules can lock out representation and negotiation.
  • Upgrades are the real negotiation. Structural options and lot premiums are where the value is found.
  • Independent inspections. Builders inspect too, and yours should too, at the right milestones.
