Cypress: where Houston families move to stay

Cypress is the primary area I serve, and for good reason. It is a family-first suburb of master-planned communities, strong schools, and room to grow, about 24 miles northwest of downtown Houston.

The overview

What it is really like to live here

Cypress is an unincorporated community in northwestern Harris County that has transformed from farmland into one of the fastest-growing family suburbs in the Houston area. Its main ZIP codes, 77429 and 77433, are home to a large share of the area's families, and most days here run on school car lines, trail runs, and lakefront weekends.

It has no city hall or mayor of its own; it sits inside Houston's extraterritorial jurisdiction, which is a fancy way of saying the identity here comes from the communities themselves. Bridgeland, Towne Lake, Cypress Creek Lakes, and their neighbors each have their own feel, and matching the right family to the right community is half of what I do.

The Cy-Fair Rodeo has been a community tradition since 1944, and the Grand Parkway (99) plus US-290 put the Energy Corridor and downtown within reach for commuters who want the suburbs without giving up the city.

Where Cypress actually goes

Commute & lifestyle

The daily math

Energy Corridor and downtown. US-290 and the Grand Parkway carry the commute load, and toll-lane options help on peak days. Many Cypress residents work in the Energy Corridor and trade the drive for the acreage and the schools.

Weekends here. Trail systems, lakes, splash pads, and the shopping at Towne Lake and along 290. It is a suburban rhythm that skews young, active, and heavy on school sports.

Resale truth. The strongest resale story belongs to established communities with stable HOA amenities and good school feeders. I will tell you which streets hold value before you buy.
